A shared property deserves an independent perspective.
When one family member wants to keep a home and another is considering selling their interest, agreeing on the property’s value can feel difficult. An independent appraisal gives the discussion a researched starting point.
Patton Appraisals works with families and their advisers to clarify the property, purpose, intended users and appropriate date of value before work begins. You do not need to have every answer when you first call.
Situations we can discuss
- A home inherited by more than one family member.
- A proposed buyout between relatives or co-owners.
- A private family sale or a decision about keeping versus selling a home.
Clear expectations for everyone involved.
Van will discuss who is engaging the appraiser, who is intended to rely on the report and how access will be arranged. After the agreed property research and market analysis, the written report explains the value conclusion. Questions about the appraisal can be discussed directly.
A valuation of the whole property does not automatically determine the value of a partial interest, the amount owed to an heir or a buyout payment. Ownership, debt and agreement terms should be addressed with your legal and financial advisers. Specialized interests require a separate suitability review.
What happens next?
Share the property address and what the appraisal needs to help you decide. Van will discuss assignment suitability, the intended use and users, effective date, fee and timing. Property observation, research and reporting are tailored to the agreed scope. You can ask questions about the process and the completed analysis.
Service is available across our Southeast Tennessee and Northwest Georgia coverage area, subject to the needs of the assignment.
