Understand the value behind an assessment question.
If your property assessment raises questions, an independent appraisal may help you evaluate whether the market evidence supports the property value used in the assessment. It can also provide information for an appeal, when appropriate for the local process.
Before ordering, confirm the assessment date, appeal deadline and submission requirements with the relevant local authority or your adviser. Send Van the property address and those requirements so he can assess whether an appraisal is suitable and whether the timing is workable.
What the assignment may involve
- Clarifying the type of value and effective date needed.
- Reviewing the home’s characteristics and available property records.
- Researching comparable sales and other relevant market evidence.
- Preparing a written appraisal for the agreed use and intended users.
Decide on the scope before incurring the fee.
Van will discuss the property, available evidence, report requirements and estimated delivery before the engagement. The appraisal remains independent, even if the analysis does not support a lower value.
An appraisal does not guarantee a reduced assessment, lower taxes or acceptance by an appeal body. Filing an appeal and meeting its deadlines remain your responsibility. Hearing attendance or other support requires a separate discussion.
What happens next?
Share the property address and what the appraisal needs to help you decide. Van will discuss assignment suitability, the intended use and users, effective date, fee and timing. Property observation, research and reporting are tailored to the agreed scope. You can ask questions about the process and the completed analysis.
Service is available across our Southeast Tennessee and Northwest Georgia coverage area, subject to the needs of the assignment.
